Island Shadows was conceived , designed and built (over several years) by Gary & Elizabeth Beaton; along with the helping hands (and backs) of their seven children, on 15 waterfront acres, with 900′ of beautiful water frontage on the St. Lawrence River. Construction began in 1979 on weekends during the summer and longer periods of time in the winter months. And although the park has been completed and fully occupied for many years, we are continually adding to and tweaking our pride and joy. Island Shadows Mobile Home Park proudly and humbly offers to you a pristine community where children and pets are welcome.

Some of the parks features are 80 home sites 100′ x 50′ to accommodate a home, deck, shed, and one vehicle parking per site. The home sites are strategically placed in 5 rows of 16 lots, staggered to capture a view of the beautiful St. Lawrence River. Each site is with municipal water, a centralized sewer system and all underground utilities. We also feature underground cable TV, a visitors parking area for guests, and a pet walking area on a one acre designated private lot. Your pet will love it!

Complimenting the waterfront is a 900′ x 50′ to 70′ common area the entire length with bench seating providing you with a close-up view of the River, Sea Way, and the unsurpassed beautiful sunsets. Included in the waterfront is a NY State Approved 300′ x 100′ swimming area, as well as a 75′ long concrete fishing pier along the outside breakwater of the harbor.

For the boaters we offer a 300′ x 100′ deep draft harbor, unaffected by varying seasonal water levels of the river and a complimentary trailer storage area.

One of the biggest assets of Island Shadows is the residents, the pride of the St. Lawrence River! With a common love for the river and park, the residents have truly made and maintained with their hard work, pride of ownership, and camaraderie a most desirable community!
